Land Design, Inc., an engineering and environmental consulting firm, has worked to formulate a preliminary development layout for a 319 residential home site plan. In agreement with Polk County, the average lot size is based on a four acre average minimum. Since the purchase of the property in January 2007, Polk County has changed its zoning and subdivision ordinances to provide for a seven acre minimum zoning restriction. However, the Ricks Mountain property was “grandfathered” in perpetuity in accordance with the four acre plan. There are no time constraints or future deadlines with regard to submission of a formal plan of development. Polk County has guaranteed that the Ricks Mountain commitment adheres to & travels with the land in perpetuity, in whole or in part.
